Kempinski Launches Dubai's First 'Floating Palace'

It's official, Dubai is getting its first 'floating palace'.


Renowned European hospitality brand, Kempinski launched the first of 48 "Neptune Villas" as a part of the newest Kempinski Floating Palace opening in 2026.

Only accessible by boat, yacht or helicopter, the Kempinski Floating Palace will be located in the stunning Arabian coast, just off of the popular Jumeirah shoreline.


The first of 48 iconic Neptune floating villas designed and implemented by Seagate Shipbuilding was launched. With the entire floating palace expected to open by 2026 according to a report by Arabian Business.


Initially launched in 2021 with 12 villas, the demand was so strong that developers Seagate Shipyard and El Bahrawy have grown this number to 48.

“The higher demand for villas and the approval to redesign the entire concept have prompted us to add more units to the villa segment.The hotel’s space and capacity will remain unchanged, maintaining its current status,”

The palace is set to have 200-keys, across 2,3 and 4-bedroom villas, swimming pools, wellness center, gourmet restaurants, self-service market, luxury shopping and kids play area.


Each boat villa is equipped with solar energy, waste management system, sewage treatment plant and air purification system.


The Kempinski Floating Palace project is estimated at a current market value of AED 1.6 Billion (USD $435.6 million) upon completion.
